Listed below are some points which explain how we “do business”.
Our aim is to give Lodge owners much needed protection in an industry which quite often provides little or none!
How long is the tenure on the plot?
Tenure – 50 year BH&HPA Licence Agreement granting permission to station your lodge on a plot for the licence period.
What if I want to sell my lodge?
As the legal owner of your Lodge and use of land, you are free to either pass on your asset to family or sell at a future date on the open market.
What do the service charges include?
It is written into every Licence Agreement that this can’t increase any more than the consumer price Index each year CPI). The site fee includes vat, rates, water/sewerage charges, provision and maintenance of services and refuse collection.
Can I sublet my lodge?
We don’t allow commercial rental in any way. In our view, this protects the nature and atmosphere of Sandgate Park.
What happens if there is a change in park ownership?
Sandgate Country Park is a family owned and run business and we have no intention of selling the business. However, in the event that we did, any new owner would be legally obliged to respect the Licence, together with any conditions. For example, any new owners would only be able to increase the annual site fees by CPI as a maximum.
52 week open season - holiday use only.
Unlike many parks, Sandgate doesn’t have a closed season. Our park is open 52 weeks of the year for you to enjoy. Importantly we’re not a ‘residential’ park – please ask for clarification if you’re unsure of what that means.
Why lodges and not static caravans?
Lodges are built to a higer quality than caravans and as a result they can be used all year round. A lodge should retain its value and our experience confirms that values have increased. If you have experience of buying and selling caravans, you’ll know that caravans do quite the opposite, oftenbeing worth a fraction of their purchase price a week or so after being sited!!
How do I buy a lodge?

Together we look at the plots available and choose the one which best suits your needs. Size, view, privacy, sunset and sunrise advantages etc are things to take into consideration. Then we get Sitka involved to design a floorplan which complements your chosen position, respecting the aspects you’ve considered. Sitka have many floorplans as examples but are happy to work with you to develop a bespoke design to meet your requirements.
